Bumper catalogue to start auction year

Sutton Kersh has assembled a bumper catalogue for its first auction of 2014, with guide prices starting from nil reserve.

A total of 114 lots will go under the hammer from 12 noon on Wednesday, 12th February at the Liverpool City Centre Marriott Hotel, making it one of the largest catalogues to be offered on Merseyside in recent months.

Highlights include Birch House, a two storey period property on Green Lane in Mossley Hill, which occupies a site of around 0.69 acres

It is being offered with planning permission to demolish the existing property and erect nine, 3 bedroom apartments. There is also the potential to submit a revised planning application for detached or mews properties. The guide price is £650,000 plus.

Meanwhile, a restaurant investment on Allerton Road, producing income of £26,500 per annum is guided at £225,000 plus, a potential return of nearly 12%.

Elsewhere, a property on Smithdown Road comprising a hot food takeaway and restaurant to the ground floor and residential accommodation to the upper floors, generating annual income of over £23,500, has a guide of £160,000 plus.

Other lots include two tenanted family homes on Woolton Road in South Liverpool. Numbers 451 and 483 Woolton Road are let on Assured Shorthold Tenancies, producing £1,500 per calendar month and £15,000 per annum, respectively. The guide prices in both cases are £250,000 plus.

Liverpool City Council is also hoping to dispose of a former Police Station on Anfield Road, which has a guide of £150,000 plus. Following refurbishment it could be suitable for residential conversion, subject to consents.

Sutton Kersh finished last year as Merseyside’s leading auction firm, for the eighth consecutive time.

At the seven auctions held during 2013 they sold 604 (84%) of the 718 lots offered, generating proceeds of nearly £40,000,000. The number of lots sold was nearly 30% more than its three nearest rivals combined.

Sutton Kersh is now inviting instructions for its 9th April auction. The catalogue closes on 22nd March.
