Sutton Kersh’s March auction saw 121 lots on sale, another huge auction for Liverpool. Bidding was particularly fierce on some of the city’s landmark public houses and de-commissioned churches.

The Fairfield Arms on Prescot Road in Liverpool, saw a bidding war between buyers, with the property going for £168,000, more than £68,000 over the property’s guide price. Interest was also high in The Cabin public house in Kirkdale, which sold for £50,000, £10,000 above the guide price.

Other unusual properties at auction included Tetlow Church near Stanley Park, a two storey brick and stone building on a sizeable plot, presenting a good opportunity for redevelopment into a residential scheme. The church sold for £12,500 above the £50,000 guide price.

The auction as a whole saw a strong performance in sales with Sutton Kersh selling £2m of property prior to the auction, around £4m on the day and their figures are still rising with after sales.

Cathy Holt, Associate director of auctions at Sutton Kersh said: “Despite the Stamp Duty tax rise now coming into effect on buy to let properties, bidding was still strong across the board, both on residential, mixed use, commercial and development opportunities.”

Other strong performers at auction included a three bed semi-detached property in Aigburth, which sold for £143,000, £43,000 above the guide price and a four-bedroom end of terrace which sold for more than double the £15,000 guide price.

Cathy Holt added: “Each of our auctions has seen a huge amount of interest over the past few months and this one was no different. We have been generating high levels of sales in the last two auctions, firmly cementing our place as the leading auctioneer within the region.” The next auction is taking place on 26th May 2016 12pm Crowne Plaza Liverpool City Centre The closing date for property entries is 29th April. Sutton Kersh recommend instructing early to make the most out of the marketing campaign that runs prior to the auction.
