Sutton Kersh to market prime Liverpool leisure property

Sutton Kersh Commercial has been appointed to market a prime leisure property in the Ropewalks area, within Liverpool city centre.

The property is arranged over four floors, extending in total to over 8,200 sq ft, with double frontage access from Seel Street and Fleet Street.

It benefits from preparation works for leisure uses and has  planning consent in place for a bar, nightclub or restaurant.

Although falling within a cumulative impact area which restricts the granting of new licences, the premises have a bar licence until 2am, seven nights a week already in place, which will be transferred to the new tenant, as part of the tenancy agreement.

Sutton Kersh is inviting offers in the region of £75,000 per annum for the premises, which are currently in a 'shell' condition.

The Ropewalks area is a prime leisure circuit which includes Concert Square, Cream, Alma de Cuba and The Peacock.

It is also close to many of the university buildings and student residences.
