Sutton Kersh to offer 113 lots

Sutton Kersh will offer 113 lots at its next auction in Liverpool on Wednesday, 4th June.

Lots include a three storey semi-detached freehold property off Picton High Street, which was previously used as a Day Centre.  The property on South Drive may suit conversion into a family home, subject to planning, and is being offered at a guide price of £200,000 to £220,000.

Cathy Holt, Auction Manageress at Sutton Kersh said: ‘This is a substantial property in a sought after location within easy reach of local amenities, schooling and is only 4 miles from Liverpool city centre. It is the very first lot of the day and should get things off to a flying start.’

Meanwhile a part-let mixed use investment in the centre of Liverpool which currently produces annual rental income of over £106,000 has a guide price of £1,350,000 to £1,500,000.

The property on Sankey Street, adjacent to China Town and The Blackie Cultural Centre, comprises 14 residential apartments and three retail units and could generate £161,120 when fully let, a potential  gross yield of nearly 12%.

Two former well known pubs are also being offered as part of a varied catalogue.

These include The Knotty Ash on East Prescot Road which is arranged as two self-contained commercial units on the ground floor and residential accommodation above. Part of the car park is let to Laing O’Rourke at £10,000 per annum. Rent of £50,000 per annum is potentially achievable when the property is fully let. The guide price is £275,000 plus.

Elsewhere, The Melrose Abbey on Westminster Road in L4 has a guide of £60,000 plus. The substantial three storey dormer style detached property may suit a number of alternative uses, subject to consents.

Other highlights include a former bingo hall and cinema on Park Road in Liverpool L8 which currently benefits from planning permission to use as a Tool Hire Shop and is guided at £70,000 plus.  The former Embassey bingo hall on Borough Road in Wallasey is also going under the hammer, with a guide price of £50,000 plus.

Mrs Holt said: ‘We have attracted another large and varied catalogue with all categories of stock well represented and at guide prices to suit all budgets, starting from nil reserve.

‘At our last auction we sold 93% of the 120 lots offered, generating proceeds of over £6.9 million and we look forward to delivering another strong set of results on behalf of our customers.’

The sale takes place at the Liverpool City Centre Marriott Hotel, 1 Queen Square, Liverpool L1 1RH, starting at 12 noon.
