100 lots set to go under the hammer

A total of 100 lots will go under the hammer at the next Sutton Kersh property auction in Liverpool on October 17.

Among the highlights is a substantial Victorian villa on Palmerston Road in L18, with redevelopment potential.

Carleton House is set within a designated conservation area and occupies a plot of around 0.73 acres. It has planning permission for conversion into six apartments and is being offered at a guide price of £525,000 plus. The lot also includes the coach house which has planning for conversion into a self contained dwelling.

Cathy Holt, Auction Manageress at Sutton Kersh said: ‘This is a magnificent property in a sought after area which should appeal to developers.

‘The fact that planning permission is already in place is a definite bonus, which I am sure will be reflected in the interest generated.’

Elsewhere, a six bedroom house in New Brighton which has been used previously as a Bed & Breakfast has a guide price of £190,000 plus.

The three storey dormer style semi- detached property is located off Rowson Street and provides views over the estuary.  It would be suitable for continued use as a Guest House, or conversion into a spacious family home.

Meanwhile, five parcels of land in West Yorkshire are being offered at declared nil reserves.

The adjoining freehold plots form part of a 4.17 acre site in Wakefield and are adjacent to the Leeds to Wakefield train line. The land may suit alternative uses, including mobile telephone masts or advertising hoardings, subject to planning.

A wide choice of residential stock includes over 50 vacant houses across Merseyside, with guide prices starting from £20,000.

Mrs Holt said: ‘This latest catalogue offers buyers a wide range of opportunities with guide prices to match most budgets.

‘Our auctions consistently attract large attendances and deliver impressive results, as investors continue to favour property over more traditional methods of investment.’

The auction on October 17 takes place at the Marriott Hotel, One Queen Square, Liverpool L1, commencing at 12 noon. The current catalogue is available to view at www.suttonkersh.co.uk/auctions-property  and viewings can be arranged by calling 0151 207 6315.

Sutton Kersh is also inviting instructions for its final auction of the year on 12th December, for which the catalogue closes on 19th November.
