64 properties up for grabs at Sutton Kersh's first auction of 2011

Leading north west property auctioneers Sutton Kersh will offer 64 properties at their first auction of the year on the 17th February. The sale will take place at the Liverpool City Centre Marriott Hotel in Queen Square.

Pre auction activity has been high with 8 properties sold prior and more offers  on other properties being considered.

The auction proceedings will commence with bidding for Woolton Wood Lodge; a substantial Grade II listed building located on High Street in Woolton. Pre auction interest has been high for the two-bedroom property that will be offered with vacant possession and carries a guide price of £165,000+.

A portfolio of properties in a popular student area in Wavertree will also go under the hammer.  With high tenant demand for rental property in the City and a shortage of stock, the properties that include 10 Southdale Road, 92 Lawrence Road, 100 Grosvenor Road and 10 Albert Grove, all to be offered with vacant possession, are expected to generate competitive bidding wars amongst investors.

Another property attracting much interest is a two bedroom third floor apartment in Waterloo Quay. Similar properties in this popular City Centre waterfront development have been sold by private treaty for substantially more and its rental potential is strong. The dwelling is suitable for immediate occupation, benefits from river views and has a guide price of £100,000+.

Cathy Holt, auction manageress at Sutton Kersh comments, "Pre auction activity is the highest we have experienced for a long time. There has been a lot of positive news surrounding the Liverpool property market over recent weeks and this has filtered confidence back into the investor market. Vacant residential properties are proving to be particularly attractive as the sales market shows signs of recovery and the local rental market continues to perform strongly.

The availability of finance through traditional lenders to fund small scale property development and refurbishment is an ongoing battle. We have recently teamed up with Bridging Finance Solutions in an attempt to make available quick finance to help our clients take advantage of the great deals available."
