73 lots up for grabs at our penultimate auction of 2011

We are holding our penultimate auction of the year on Tuesday 25th October. Included in the catalogue of 73 lots are a number of cheap residential properties suitable for occupation and investment purposes.

Deals start at just £20000 providing great opportunities for owner occupiers and investors.

Lot 1 in the catalogue is an end terrace town house on Willow Way in Croxteth. The 3-bedroom property, which benefits from gardens and off-road parking, is guided at just £35000-£40000 and, following some repair and modernisation work, would be suitable for occupation or investment purposes.

A vacant 2-bedroom property on Ronald Street in Old Swan is also attracting a good level of interest. The mid-terrace property benefits from double glazing, central heating, and a yard to the rear. With Old Swan's main high street in close proximity, and good schooling, this property is ideal for occupation or buy-to-let purposes, and carries a guide price of just £45-50000.

If it is a ready-made investment that you are looking for, then you may be interested in this 2-bedroom end terrace property on Denbigh Avenue. Located just off Rice Lane, near to the flyover on Queens Drive, this property is currently let by way of an Assured Shorthold Tenancy at a rental of £4680 per annum. Guided at just £45-50000, this property provides a good yield at 9.9%.

Cathy Holt, auction manageress at Sutton Kersh comments, "there are some great opportunities for investors and owner occupiers in our current catalogue. Auction is growing in popularity as a method of getting on, or moving up, the housing ladder; it's the only way for some buyers. Whilst the majority of properties offered at auction require some repair and modernisation work before they are liveable, more and more people are doing this, and are pooling together the skills of friends and family to complete the refurbishment works. Longterm, this can provide good rewards if you pick the right investment.

"For sellers, auction is the fastest route to achieving a sale. The whole process, from instruction to completion, can take as few as 8weeks. Whilst you will need to agree to a lower asking price than you would if attempting to sell through an estate agent, the intense marketing in the building up to the auction will ensure your property achieves it's true market value in the current market place. The real beauty of auctions is that there is no price ceiling, so if a bidding war breaks out, a property can sell for more than expected. However, it will never sell for less than you have agreed beforehand, so there is no risk of losing out."

We are now inviting entries for our final auction of the year. To find out if your property is suitable for auction, contact them on 0151 207 6315 / auctions@suttonkersh.co.uk
