Land and buildings at Link Road

Knowsley Council has appointed Sutton Kersh's commercial property division as the marketing agent for a substantial land and building complex off junction 1 of the M57 and junction 6 of the M62.

The potential redevelopment opportunity extends to approximate  4 acres and comprises five interlocking warehouse buildings with a total area of 3600sq.m which may be subdivided to suit the occupiers requirements, and office accommodation arranged over 1252sq.m benefiting from canteen and wc facilities and keycode entry to the internal doors.

The land and building front onto both the Link Road and Ellis Ashton Street and is immediately situated off Wilson Road; a well-established industrial area within Huyton Business Park. Parts of the site are currently occupied and produce an income of £109,519 per annum. The site may be split to suit occupiers requirements. Offers in excess of £1,000,000 are being invited for the total site and individual parts may be sold subject to the occupiers requirements and agreement between the parties.

Jonathan Owen, director of commercial agency at Sutton Kersh comments:

"This is a rare opportunity to acquire substantial land and buildings in one of the prime business districts in Merseyside, situated close to the motorway network

There is scope to create a rent roll in excess of £200,000 or alternatively  sell parts of the site to enhance capital value for an investor or owner occupier."
