Guide prices from nil reserve at Merseyside's biggest property auction since 2008

Sutton Kersh will hold Merseyside's biggest property auction for over 3 ½ years on the 16th February.

A total of 97 properties are up for grabs and amongst them is a vacant residential property with nil reserve and a property situated in a cemetery.

64 Wykeham Street carries a nil reserve and will be offered as lot 60. The two storey mid terrace property is located in Kirkdale off Stanley Road. Interest has been high for the property which suffers from structural defects and, in theory, could sell for as little a 1pence to a cash buyer.

Northfield New House is a historical Grade II listed building located in the grounds of West Derby Cemetery and is guided at £50,000+. The semi detached property comprises mess rooms for cemetery workers, separate offices, a clock tower, and a three bedroomed flat which is accessed via a separate entrance. The property is in need of a full refurbishment scheme and is suitable for use as existing or for possible conversion to provide two or three flats; subject to the necessary planning consents. It

Other interesting lots include a grade II listed building on Huskisson Street in the Georgian Quarter which is guided at £200,000+, a three bedroomed vacant residential property in Cooper Close in Aigburth guided at just £135,000+, and a vacant commercial unit located at 66 Dale Street in the centre of Liverpool's Business is available from £100,000.

“This is our biggest catalogue since May 2008. The quality of the stock is what matters and there are some fantastic deals available. There are also some really unique opportunities such as West Derby Cemetery and 64 Wykeham Street which has nil reserve.

“ We have fielded a huge number of viewing enquiries and subsequently there have been a lot of offers made. We are expecting a busy room and competitive bidding; there are lots of keen buyers. Some vendors are accepting offers prior to the auction, however the majority will be offered in the room.”

The event will take place at 12 noon at the Liverpool City Centre Marriott Hotel. Four properties have already been sold. They include; 106 Gray Street, 39 Sandway, 104 Anderson Road and 49 Geraint Street.
