Lots to tempt investors at year end auction

A former 16 bedroom care home in Wavertree is among 102 lots being offered for sale at the Sutton Kersh auction in Liverpool on Thursday, December 12.

Hollystead House on Old Mill Lane is a detached Grade II listed period property set within a site of approximately 1.25 acres and retains many original features. It also includes a passenger lift.

The property is being offered at a guide price of £350,000 plus and may be suitable for investment, owner occupation or redevelopment, subject to consents.

Cathy Holt, Auction Manageress at Sutton Kersh said: ‘This is a wonderful property which offers tremendous potential for a variety of buyers and is already attracting plenty of pre sale interest.’

Other lots include a substantial double fronted three storey detached property in Southport which is being offered on behalf of a Housing Association at a guide of £200,000 plus. 115 Roe Lane is in a popular and well established residential location and could suit investment or redevelopment, following repair and modernisation.

Elsewhere, a four bedroom double fronted house on St Andrews Road in Blundellsands, within easy reach of Crosby Village, has a guide price of £250,000 plus.

Meanwhile, a vacant three bedroom semi-detached property on Heydale Road in Allerton with potential to extend subject to planning, has a guide of £150,000 plus.

Commercial highlights include a mixed use investment on Smithdown Road to the east of Liverpool city centre which is part-let to Subway Realty Limited, generating an income of £14,000 per annum.

A further ground floor unit is currently vacant, but provides accommodation to the upper floors which may suit student lets, subject to planning. The overall income potential when the property is fully tenanted is estimated to be in the region of £50,000 per annum. The guide price is £300,000 plus.

Cathy Holt said: ‘Our last auction of 2013 once again provides a wide range of opportunities for investors, developers and owner occupiers, with guide prices starting from nil reserve.

‘Throughout the year we have consistently attracted large attendances and seen strong demand for all types of stock, resulting in the sale to date of over 530 lots and proceeds in excess of £34 million.’

The sale on December 12 takes place at the Liverpool City Centre Marriott Hotel in Queen Square, starting at 12 noon. To view the catalogue, please click here.

Sutton Kersh is also inviting instructions for its first auction of 2014, which takes place on Wednesday, February 12. The closing date for entries is January 18.
