Record presale high at Sutton Kersh's First Auction of 2019

Achieving their highest presale to an auction in a number of years, Sutton Kersh’s first auction of 2019 hit the ground running with sales of over £2.5m before the auction began.

With an auction room full of dedicated bidders, Sutton Kersh's first auction of 2019 was shown to already be one of their most successful, despite having fewer lots than usually available.

The Valentine's Day auction was typical to Sutton Kersh's atmospheric nature, with passionate bidders battling against each other and Auctioneer, Andrew, bringing his characteristic humour to the afternoon.

Despite the property auction market and competition showing signs of decline, Sutton Kersh was true to their industry-beating sales figures, selling 80% of all offered lots and rising.

Cathy Holt, Associate Director for Sutton Kersh, said: "Initially, due to having a few fewer lots than what we are used to, we thought that this auction would be a little bit quieter – boy, were we wrong!"

"Overall, we have sold over 80% of our offered lots – which, due to the recent Brexit negotiations and industry trends, is something that we’re really proud of."

Making ripples from the get-go, and one of the most notable lots of the lover’s day auction, was lot 1 – 38 Fairfield Street, Liverpool. The 4-bedroom, semi-detached property had a guide of just £50,000 but after a flurry of interested bidders was eventually sold for £100,000.

Lot 5 - 38 Fitzgerald Road, Liverpool, was also extremely popular, with 4 phone bidders battling against each other. With an attractive rental-yield of over £5,000PA, the 3-bedroom property was set at a guide price of £57,500 but quickly rose to £71,000.

Demonstrating the fiery atmosphere of the room on the day, Lot 18 was also notable for pitting a handful of phone bidders against a number of bidders in the room. This 3-bedroom property was set a guide price of £55,000 but sold for £76,000 – 38% over the guide price. Katie Donohue, Senior Valuer at Sutton Kersh, said: "It's really no surprise that we had such a huge interest in this property, it’s a beautiful home with a very attractive rental yield - a standard that we like to upkeep for all of our auction properties."
