September auction tops £4.5million in sales

Sutton Kersh's September auction saw yet another record turnout, with more than 200 people attending, and over 70% of the lots sold so far.

The auction included a mix of residential and commercial property and there was strong bidding across both sectors, which, according to Sutton Kersh, points to a robustly performing property market.

Cathy Holt, head of auctions at Sutton Kersh, said: "We've seen consistent high attendance at property auctions this year and have now sold 347 properties to date in 2015, generating proceeds for our clients of over £21.5 million. The residential sector has seen strong levels of interest and investment, with a number of the lots on offer during auction sold well above the recommended guide price or even sold before the auction has taken place."

Star performers included Lot 69, a five bed terrace on the popular Sheil Road in Kensington, which sold for £106,000, with a guide price of £55,000 and Lot 72, a town house off Princess Drive, with a guide price £35,000, which sold for £60,000.

Stand out properties included a stunning Georgian Grade II detached property, 18 Rock Park, in Birkenhead, with views onto the Mersey Estuary. The derelict property sold for £35,000 above the guide price and has planning permission to be converted into six two bedroom flats.

Other highlights included Lot 58, a substantial three storey detached house in Princes Park. Converted into 12 flats, the Princes Park property sold for £480,000, £80,000 above the guide price. It will generate an annual rental income in excess of £60,000, a potential gross return of 12.5%.

Sutton Kersh is now inviting entries for its next auction which takes place on Thursday 29 October. The closing date for entries is Friday 2 October and the firm recommends instructing early to take maximum advantage of the marketing campaign which runs before each auction.
